Final Walkthrough Checklist

Here are five important things to check before closing.

1. Make Sure Agreed-Upon Repairs Are Complete

If the seller agreed to make repairs after the inspection, verify that they have been completed. If possible, ask for receipts or documentation showing the work was done.

2. Test Major Systems

Turn on the lights, faucets, and appliances. Test the air conditioning and heating if appropriate, flush toilets, and make sure everything is functioning properly.

3. Confirm the Home Is Empty

Unless otherwise stated in the contract, the seller should have removed all personal belongings before closing. The home should be clean and free of unwanted furniture, trash, and debris.

4. Check That Included Items Are Still There

Review your purchase agreement to make sure any items included in the sale—such as kitchen appliances, ceiling fans, light fixtures, window treatments, or garage door openers—are still in the home.

5. Look for Any New Damage

Take one last careful look around. Has anything changed since your inspection? Check the walls, ceilings, floors, windows, and exterior for any new damage that may have occurred before closing.

Why the Final Walkthrough Matters

The final walkthrough isn't another home inspection—it's your chance to make sure the home is being delivered in the condition you agreed upon. If something isn't right, it's much easier to address it before you sign the closing documents than after you've taken ownership.
